Every season brings its own maintenance priorities, and getting ahead of them prevents the majority of weather-related emergency calls. Here's what to check as the seasons turn.
Spring
- Inspect roof for winter damage — missing shingles, ice dam damage
- Clean gutters and downspouts of winter debris
- Service the AC system before the first heat wave
- Check exterior faucets and irrigation systems for freeze damage
- Inspect foundation and walkways for winter frost heave cracks
- Check window and door seals for winter wear
Summer
- Check AC performance during peak heat, address any issues before a heatwave makes it urgent
- Inspect exterior paint and siding for sun and heat damage
- Trim trees and shrubs away from the roofline and siding
- Check for pest activity, which tends to peak in warmer months
- Inspect deck or patio areas for safety issues
Fall
- Service the heating system before the first cold snap
- Clean gutters again after leaves drop
- Check weatherstripping and caulking around windows and doors before it gets cold
- Drain and shut off exterior faucets before the first freeze
- Test smoke and CO detectors ahead of heating season
- Inspect chimney and fireplace if applicable
Winter
- Monitor for ice dams and clear if safe to do so
- Check pipe insulation in unheated areas (crawl spaces, garages) to prevent freezing
- Remind tenants to keep a minimum temperature to prevent frozen pipes, especially during vacancies
- Inspect walkways and steps for ice hazards and address promptly for liability reasons
- Check attic insulation and ventilation if ice dams have been a recurring issue
Building This Into Your Calendar
Set these as recurring reminders about 2-4 weeks before each season actually changes, so repairs or services can be scheduled before demand (and pricing) spikes with everyone else doing the same seasonal prep at once.
