What to Actually Compare
- Who pays the fees. Some platforms let tenants pay via bank transfer for free, with fees only on card payments; others charge landlords a flat monthly fee regardless of payment volume.
- Deposit speed. Standard ACH transfers typically take 2-5 business days; some platforms offer faster deposit options for an added cost.
- Late fee automation. Whether the platform automatically applies and tracks late fees per your lease terms, or whether you have to calculate and add them manually.
- Accounting integration. Whether payment data flows automatically into your bookkeeping, or whether you're re-entering it elsewhere.
Standalone Rent Collection Tools
TurboTenant and RentRedi both offer rent collection as part of free or low-cost plans aimed at smaller landlords, without requiring you to adopt a full property management suite. These are worth starting with if you're managing a handful of units and don't need the broader feature set of AppFolio or Buildium.
Full-Suite Platforms
AppFolio and Buildium bundle rent collection with maintenance tracking, accounting, and tenant communication in one platform — more overhead to set up, but less juggling multiple tools once it's running. Worth it once your portfolio is large enough that the bundled features actually get used.
The Real Question to Ask
Not "which platform has the most features" but "which platform will my tenants actually use consistently." A tool with a clunky tenant-facing app leads to tenants reverting to checks anyway, which defeats the purpose. Test the tenant-side experience yourself before committing, not just the landlord dashboard.
